What can I expect to pay in rent?

£82 per person, per week, exclusive of bills (£357.82 ppp calendar month) or £104 per person per week (£453.82 ppp calendar month) inclusive of bills (for Winfield Place/Terrace).

£115 per person, per week (£501.82 ppp calendar month) for the 4 bed apartments in 121 Woodhouse Street or £169 per week (£737.45 per calendar month) for the 1 bed self-contained flats.

Broadband and water are included in the rent.

 

 

Do I have to pay a deposit?

Yes, the deposit is £200.00 pp which is sent to the Deposit Protection Service. This is returnable at the end of the Tenancy.

When is the rent due?
The rent is due on the 1st of day of each calendar month.
Are there any summer concessions?
Yes. July and August are half rent.
What about paying Council Tax?
Full time students are exempt from paying council tax. If you have any queries then contact Leeds City Council.
How do I apply for a property?
Just contact us and we will send you a tenant application form, landlord reference form, and a Right to Rent Declaration form to complete.
Do I need to provide you with a guarantor?

If you cannot provide a reference from a previous landlord/agent or provide proof of student finance then you may be asked to complete an agreement of guarantee form.

Do I need to bring anything with me when I sign the contract?

Yes. Everyone that is interested in signing for the property needs to be present; you will each need a £200 deposit, and ID (passport/visa or birth certificate, driving licence, and a CAS/Uiversity course acceptance letter). You will each need to complete a Standing Order mandate. If you have been asked to provide a guarantor, then they will need to be present at the time of signing the contract.

Are your properties available for 6 month short term lets?
No. We only provide 12 month lets. Our contracts start on the 1st July, and end on the 30th June the following year.
Do you rent rooms to individual tenants or families?

We will only rent to an individual in exceptional circumstances (i.e. if a tenant leaves before the end of the contract and needs replacing).

Our properties are not suitable for families.

Foster Properties rents to groups of students who want to share a house or apartment together.

Can we smoke in the property?

No.

ALL OUR PROPERTIES ARE NON-SMOKING.

What type of heating is there?
Gas fired central heating with instant hot water in the houses or electric central heating in 121 Woodhouse Street.
Do I have to pay Water Rates?
No it is included as standard.
Do I have to pay for broadband?
No. 100mb broadband is included as standard.
